How do I get started?

Give us a call!  From there we’ll arrange a meeting at your home, have a chat about what you are looking for and walk through the property.  We’ll listen to your needs and concerns, make our suggestions and from there we will come up with your own personal tailored service plan.


Is this just for “those big houses”?

No, not at all.  Whatever the size of your home it needs looking after.  Regular maintenance, emergency situations or concierge services….if we have that covered it means you have more time to enjoy your home!


What is the basic service?

Most people choose a regular weekly visit. These are usually scheduled for mid week as we have found this to be the time which least interferes with our clients privacy.  You’re always told in advance when we’re planning on coming and once we’ve been, we’ll contact you to let you know that the survey was completed.  We will of course inform you of any issues.


What other types of service do you offer?

There are 4 different types of service that we provide:

  • Regular Scheduled Service

  • Periodic Service (annual / Semi annual)

  • Unscheduled Service (repairs, etc)

  • Emergency Service


What do you look for when surveying a property?

This is tailored to your home however a basic list of things we check is:


  • Walk through entire premises, visually examining throughout (including basement)

  • Check doors and windows are secure / locked

  • Check for indication of intrusion, vandalism, insects, animals, etc.

  • Check fireplace - make sure flu is closed

  • Test all faucets / shower / bath taps. Make sure all are closed. Run lines for those concerned about rust accumulation (older houses)

  • Visually examine for mold, mildew and water damage

  • Check thermostat & refrigerator settings

  • Visually examine home exterior and grounds

  • Confirm electrical system functioning

  • Visually examine areas  around mechanical systems

  • Confirm oil level (provided home has oil tank in basement with meter)

  • Bring in mail (provided post box located on/ near property)


Am I obligated to use NoFo PM contractors?

No. All of our additional services are optional. If you have tradesmen or service providers that you’re happy with, then we encourage you to use them.


Can I call you if there is an emergency?

Of course! We are here, at the other end of the phone, to take the pressure off those situations.  We also make sure to keep an eye out so that we can notify you if there is something you should be made aware of. Our clients have the option of listing us with their security system providers so that we’ll get the call if there is a problem. Additionally, at our client’s option, we’ll register ourselves as an additional point of contact with the Southold Police Department.


What about storms and extreme weather conditions?

Unfortunately, this is a part of life that we all have to deal with.  Don’t worry if a bad storm hits; we’ll be there as soon as we possibly can to make sure your property is undamaged.  If there is a problem we will get it sorted as quickly and efficiently as possible.


What if I want to cancel?

We are truly confident in the level of service that we offer.  For that reason we do not require contracts from our clients.  If for any reason you are not 100% satisfied we will cancel your service.  We want to work with people who want to work with us!
